What does a conveyancer do?

We aim to make the process of buying and selling a property as stress free and easy for you as possible.
As a Conveyancer, our role is to ensure that all the legal aspects of buying your property are taken care off.
This can be a detailed and complex legal process and broadly includes:
> Acting as an intermediary between you, the mortgage lender and the seller/buyer
> Investigating the legal title to the property
> Carrying out and analysing the results of the necessary searches (most commonly local authority, drainage and water, environmental and chancel but depending on the age and location of your property, we may recommend further specific searches).
> Drawing up contracts and the transfer document (and any other documents required)
> Requesting payment of the mortgage monies from your lender, if applicable
> Making/receiving payment to the other side’s Conveyancer
> Completing and submitting the Stamp Duty Land Tax return and making the associated payment to HM Revenue & Customs
> Registering the transfer of the property at the Land Registry(where acting for you as buyer); and/or
> Forwarding the new title register and related deeds to your mortgage lender, if applicable.
In addition to the above list, other factors which are outside of the control of all parties can occur and in such circumstances we act on your behalf in resolving these issues as expeditiously as possible.
